Project overview

Multi-building condominium re-roof phased around residents and parking. Shingles are the most common roof in our market and the most commonly installed wrong. We tore off to the deck, replaced compromised sheathing, and installed the new shingle system with the manufacturer's high-wind nailing pattern, new starter and hip-and-ridge, and fully re-worked flashings.

Scope of work

• Multi-building condominium re-roof phased around residents and parking.
• Tear-off, deck inspection, and repair of any compromised sheathing
• New underlayment and re-detailed flashings at every transition
• Phased scheduling so residents kept access and parking
• Written notices and posted work zones for each building
• Board and property-manager progress reporting
• Final inspection, photo documentation, and warranty handoff

Result

The community got a watertight roof with no displaced residents, plus documentation the board can hand to its insurer.
