Tear-off, dry-in, installation, and seal verification at every penetration.

4

Waterproofing

Why our roofs stay dry

A roof is only as good as its weakest seam. We treat flashing, penetrations, and drainage as part of the waterproofing system, not afterthoughts.

By property type

Roofing tailored to your building

The right crew and schedule for commercial, multifamily, and single-family roofs.

Commercial

Phased re-roofs, tenant coordination, and bid-ready documentation for property managers and owners associations.

Apartments & Condos

Building-wide roof replacements with unit-by-unit access scheduling and reserve-study friendly proposals.

Single Family

Insurance claim support, fast turnaround, and curb-appeal upgrades for homeowners in Bradenton, Sarasota, and surrounding communities.

A roof in Manatee or Sarasota County works harder than almost anywhere else in the country. Salt air, 60-inch rain years, afternoon thunderstorms, and named storms every summer put constant pressure on every seam and fastener. What you want out of a roof is simple: no water inside, no emergency calls, and no surprise assessments or claims. Everything below is how we deliver that.

Typical re-roof timeline
1–3 days residential, phased for commercial
Systems installed
Shingle, tile, metal, TPO, modified bitumen
Wind ratings
Up to 150+ mph systems per FBC
Workmanship warranty
Written, transferable on most systems

Know before you spend

Signs your roof is costing you money right now

Most of the roofs we replace were leaking long before anyone saw a stain on the ceiling. Water travels along decking and framing, so the damage is usually several feet from the entry point. Catching these signs early is the difference between a repair and a full rebuild of interior finishes.

  • Ceiling or wall staining

Rings that darken after rain mean water is already sitting on the deck or top plate.

  • Granules in the gutters

Shingles shedding granules are past the midpoint of their service life and losing UV protection.

  • Lifted or slipped tiles

Common after wind events; underlayment is exposed and degrading in weeks, not years.

  • Soft or spongy decking

Indicates trapped moisture and possible rot that must be replaced before any new roof goes on.

  • Rusted or cracked flashing

Roof-to-wall and chimney flashing fail long before the field of the roof does.

  • Ponding on flat sections

Standing water 48 hours after rain means drainage or slope needs correction, not just a patch.

Materials

Choosing the right system for your building

There is no single best roof — there is a best roof for your structure, exposure, budget, and how long you plan to hold the property. We walk you through the trade-offs honestly, including the option to repair instead of replace when that is genuinely the better value.

  • Architectural asphalt shingle

Best value for most single-family homes. 25–30 year service life in Florida with proper ventilation and a quality underlayment.

  • Concrete and clay tile

50+ year tile life, but the underlayment beneath it is the real waterproofing layer and typically needs replacement at 20–25 years.

  • Standing seam metal

Excellent wind performance and reflectivity. Higher upfront cost, lowest lifetime maintenance, strong insurance profile.

  • TPO and single-ply

The workhorse for flat and low-slope commercial roofs. Heat-welded seams, reflective surface, and easy future repairs.

  • Modified bitumen

Durable multi-ply option for low-slope roofs with heavy foot traffic or rooftop equipment.

Waterproofing detail

The Seven Places Roofs Typically Leak

Field shingles and membrane rarely fail first. Leaks start where the roof plane is interrupted. We price and document these details explicitly in every proposal so nothing is buried in an allowance.

  • Roof-to-wall transitions

Step and counter-flashing tied into the wall drainage plane, not surface-caulked.

Close-up of a standing-seam metal roof meeting a stucco wall, showing surface-mounted counter-flashing integrated with the wall drainage plane in a Florida residential setting.
Proper counter-flashing at a roof-to-wall transition keeps wind-driven rain from entering the building envelope.
  • Valleys

Open metal or closed-cut valleys with ice-and-water style membrane underneath.

Aerial view of a shingle roof valley in Sarasota, Florida, showing the metal valley liner and surrounding architectural shingles channeling rainwater.
Valleys handle the highest volume of runoff on any pitched roof; the liner and underlayment are the real waterproofing.
  • Penetrations

Plumbing boots, exhaust, and conduit sealed with lead or high-temp collars, not tar.

Multiple pipe penetrations sealed with raised flashing collars on a gray standing-seam metal roof in Florida.
Every pipe and vent is a potential leak point; we use manufacturer-matched collars instead of temporary roof cement.
  • Skylights

Full curb flashing kits; we replace rather than reflash units past their seal life.

Curb-mounted skylight on a large-barrel concrete tile roof in Manatee County, Florida, with raised flashing diverting rainwater around the curb.
Skylights leak at the curb, not the glass; a full flashing kit is the only long-term fix in our coastal climate.
  • Eaves and rakes

Drip edge over the underlayment at rakes and under it at eaves, per code sequence.

Edge of a shingle roof in Bradenton, Florida, showing drip edge, underlayment, and gutter apron sequenced to shed water into the gutter.
Eaves and rakes are the first line of defense against wind-driven rain entering the roof edge.
  • Equipment curbs

Commercial HVAC and vent curbs raised, flashed, and counterflashed.

Commercial HVAC curb on a flat TPO roof in Sarasota County, surrounded by raised metal counter-flashing and sealed membrane seams.
Rooftop equipment curbs interrupt the membrane; we raise and flash them so water cannot pond against the unit.
  • Drainage

Scuppers, drains, and gutters sized so water leaves the roof instead of finding a seam.

Flat commercial roof in Florida with a roof drain, overflow scupper, and gutter apron, all clear and ready to move rainwater off the building.
Drainage is what keeps water off the roof; blocked or undersized drains cause leaks faster than membrane failure.

Investment

What drives the price of a roof

We give you a line-item scope so you can see exactly what changes the number. If a bid you have received is dramatically lower, one of these items is usually missing from it.

  • Square footage and slope

Steeper roofs require more labor, staging, and safety equipment.

  • Layers to remove

Existing layers add tear-off labor and disposal cost.

  • Quality of materials provided

Premium underlayment, flashing, and shingles or metal panels cost more up front and outlast builder-grade options.

  • Code upgrades

Secondary water barrier, re-nailing, and ventilation upgrades required by current Florida code.

  • Decking condition

Many repairs cannot be determined until the old roof is torn off. We photo-document the damaged wood before replacement and the completed repair afterward, then bill only for the sheets and linear feet actually replaced.

  • Access and complexity

Occupied buildings, tight sites, and rooftop equipment add coordination time.

Warranty

Warranty coverages that protect your investment

A roof is only as good as the promise behind it. Our warranty package is designed to remove the guesswork from who to call if something ever goes wrong — one local contractor handles the materials, the installation, and every waterproofing detail.

  • Workmanship warranty

Written coverage on installation quality, including flashing, fastening, and waterproofing details, backed by a Florida state-certified contractor still operating in Manatee and Sarasota Counties.

  • Manufacturer system warranty

System coverage from the shingle, tile, metal, or membrane manufacturer when installed to their published specifications and using approved accessories.

  • Transferable protection

Most roof system warranties can be transferred to a new owner, adding resale value and giving buyers confidence in the building envelope.

  • Local service response

Claims are handled by our own crews, not a third-party call center, so repairs are completed by people who know your roof and your area.

Engineering

Installation and wind-design criteria

Florida's wind loads are not optional. Every roof we install is designed to stay attached and watertight through the conditions that matter here — not just the first storm, but decades of them.

  • Florida Building Code compliance

Installations follow the current Florida Building Code, including required underlayment, fastening patterns, and secondary water barrier where applicable.

  • Wind uplift resistance

Systems selected and fastened for the design wind speed of your exposure category, with enhanced nailing at perimeters and ridges.

  • Product approval matching

Shingles, tiles, metal panels, and membranes are installed per their Florida Product Approval or Miami-Dade NOA, including required accessories and fastening schedules.

  • Drainage and slope verification

Low-slope and flat roofs are reviewed for positive drainage before membrane installation to prevent ponding and extend service life.

  • Inspection-ready documentation

We pull permits, schedule dry-in and final inspections, and provide the paperwork your wind mitigation inspector needs.

Storms and claims

Storm damage and insurance support

After a named storm we prioritize emergency dry-in so secondary interior damage stops immediately. From there we document conditions with dated photos and measurements, provide a line-item estimate in the format carriers expect, and meet your adjuster on site so the scope discussion happens with someone who was on the roof.

We do not promise claim outcomes and we do not waive deductibles — both are prohibited in Florida. What we do is make sure the damage is documented accurately and the repair scope is complete.
