Bid documentation your owner or lender will accept

We write proposals that hold up in an RFP comparison: defined scope by area, unit prices for unknowns like decking replacement, clear exclusions, a schedule, product data sheets, and current insurance certificates. Alternates are priced separately so you can compare apples to apples across bidders.

For capital planning, we can provide budget-level pricing early in your fiscal cycle and refine it into a hard number when you are ready to move.

Commercial building envelope waterproofing

Most commercial leaks in this market are not roof-field failures. They are transitions — parapet caps, through-wall flashing, control joints, storefront perimeters, and rooftop equipment curbs. We survey the whole envelope rather than pricing only the component you called about, so you are not funding three mobilizations for one water path.

  • Low-slope roof systems

    TPO and modified bitumen re-roofs, restoration coatings, and drainage corrections.

  • Parapets and copings

    Cap flashing, joint sealing, and through-wall detailing at the most common leak source.

Risk

Licensing, insurance, and warranty

We work under Florida State Certification CCC1328397 and carry general liability and workers' compensation, with certificates issued to your entity and additional insureds named as your lease or lender requires. Completed work is covered by a written workmanship warranty alongside the manufacturer's material warranty, and we provide closeout photo documentation for your building file.
