Water intrusion

Finding leaks around existing openings

If you have staining below a window, bubbling paint, soft drywall at a corner, or a musty smell near an exterior wall, water is getting into the assembly. Replacing the window without correcting the flashing simply hides the problem behind a new frame.

We diagnose before we quote: visual inspection, moisture meter readings, and where needed a controlled water test to reproduce the leak. Then we repair the drainage path — pan, flashing, weather barrier — and only replace the unit when the unit itself is the failure.

Permits and approvals

Code, permits, and product approval

Every window and door replacement in Manatee and Sarasota Counties requires a permit, and the product must carry a current Florida Product Approval or Miami-Dade NOA for its wind zone and opening size. We handle the submittal package, the permit, and the inspections, and we leave you the approval documentation you will need for a wind mitigation inspection or a future sale.
