Why we start with moisture, not materials
Roughly half the interior rebuilds we do are second attempts — someone already repaired the drywall without finding where the water came from. Six months later the stain is back and the new finishes are ruined too.
Before demolition we map moisture with meters and, where needed, thermal imaging. We trace the path back to its source: a roof penetration, a window pan, a stucco crack, a failed shower pan, or a supply line. The envelope repair is part of the remodel scope, in writing, before finish selections are ever discussed.
