Project overview

Membrane roof replacement under a full bank of rooftop HVAC units. Low-slope roofs live or die on seams, terminations, and drainage. We removed the failed assembly, corrected saturated insulation and ponding areas, and installed a single-ply membrane with hot-air-welded seams, prefabricated boots at every penetration, and new edge metal and terminations.

Scope of work

• Tear-off, deck inspection, and repair of any compromised sheathing
• New underlayment and re-detailed flashings at every transition
• Phased scheduling so residents kept access and parking
• Written notices and posted work zones for each building
• Board and property-manager progress reporting
• Final inspection, photo documentation, and warranty handoff

Result

The community got a watertight roof with no displaced residents, plus documentation the board can hand to its insurer.
