Manufacturers rate architectural shingles for decades. On the Gulf Coast, UV exposure, driving rain, salt air, and summer heat compress that timeline. Knowing which stage your roof is in tells you whether you are budgeting maintenance or budgeting replacement.
Years 1 to 7: settled and sealed
Shingles have fully sealed to each other and the roof performs as designed. The value of this period is that almost nothing is wrong that a small amount of attention cannot keep that way — clearing debris, keeping valleys and gutters flowing, and repairing storm-lifted tabs promptly.
Years 8 to 15: the maintenance window
This is where roofs are won or lost. Sealant at penetrations dries and cracks, pipe boots split, and flashing at walls and chimneys begins to open. Almost every leak we see in this range starts at a detail, not in the field of the shingle.

Years 15 to 20+: the replacement conversation
Late in life, the shingle mat itself becomes brittle. Repairs stop holding because there is no sound material to bond to, and each patch buys less time than the last. At this point money spent on repairs is money that would go further toward a new system.
Insurers increasingly factor roof age into renewal decisions, which is often what pushes the timeline before a leak does.
What shortens the clock here
Ventilation is the quiet one. An underventilated attic bakes the underside of the deck and shingle, and can take years off the roof. Poor initial installation — short nailing, missing starter course, reused flashing — does the same. Neither is visible from the street, which is why an inspection beats a guess.
